The great thing about modular construction is that site preparation is done simultaneously with the construction of your home. While your home is being built at our factory, your contactor and subcontractors are preparing the site for its delivery.
Site preparation is one of the most important steps in the home building process and there is a lot of work involved. Timing must be carefully coordinated when hiring workers and scheduling subcontractors. Everything must be done in proper sequence to avoid any delays and to ensure your lot is properly prepared and ready the day your home is delivered.
LOT PREPARATION TYPICALLY INCLUDES
- Obtain any necessary permits
- Site preparation: clearing vegetation, trees, and excavation
- Grade the site (if necessary)
- Lay foundation
- Installation of utilities: electric, gas & other utilities
- Schedule local building inspections
- Install septic tank or connect to municipal sewer line
LOT PREPARATION TYPICALLY INCLUDES
Site excavation and preparation is not included in our proposal and is the owner’s responsibility. It is almost always best to have a general contractor manage the site preparation and it is important that you hire your GC early on in the process. If necessary, we can provide you with recommendations for reputable local contractors.
With modular construction, the General contractor is more like a project manager than a physical laborer. A good GC will oversee the site preparation from beginning to end and know exactly what needs to be done. He will hire the necessary subcontractors who can work to your schedule, laying a foundation and making sure you have the right people and equipment to unload the delivery truck. Most contractors will also take care of getting the necessary permits as well as scheduling inspections for an extra fee.
